Rosecrest offers superb
location, valley views


Those people who haven't been out to the southwest bench of the Salt Lake valley to see what's going on, are missing out on, among other things, some great views.

The general consensus is that the new community of Rosecrest offers some of the best view lots in the valley.

Now nearly 3 years old, Rosecrest builders are working to develop one of the community's most impressive phases in terms of valley views.

Nestled on the southwest bench at the base of the Herriman foothills, Rosecrest is a 2,200-acre master-planned community that has been designed to meet the needs of today's selective home buyers, which includes, among other things, views.

Rosecrest will be sponsoring a grand opening event today for its newest phase.

There will be free hot dogs, drinks and snacks, tumbling lessons from The Little Gym, along with other activities for kids. A drawing will be held for several prizes, including mountain bikes, a lawnmower and a weekend for two at Snowbird.

According to Mike Williamson, marketing manager for Rosecrest, a number of home buyers have already reserved lots in advance of the grand opening to take advantage of the location and the views.

Rosecrest features several up-to-date plans from nine independent homebuilders, each one unique in its design and added features.

The 10 model homes clustered together within the community make it simple and convenient for people to get a taste of the entire community by taking a short walk.

"Rosecrest is unique in that it was created with the intent to offer an affordable master-planned community for a wide range of home buyers," Williamson says.

All homes in Rosecrest are required to be constructed of a full masonry or stucco exterior, and the progressive landscape requirements ensure that the integrity of the project will be maintained.

In fact, virtually all homes at Rosecrest include landscape installation as a standard addition to the purchase of the home.

According to Williamson, the area of Herriman and Riverton has become a hotbed of residential development during the past year, due, in part, to the many home buyers who are looking to get away from the city and enjoy a more relaxed lifestyle.

"You know, it just feels differently out here," says Megan Beal, a Rosecrest homeowner. "It's kind of out here away from everything, but not so far from the rest of the world that you feel like you're out in the middle of nowhere."

The community is located just five minutes from I-15 via the Bangerter Highway.

Rosecrest offers access to both the Salt Lake and Utah valleys, which make it a convenient place to be for those commuting in either direction. It is 25 minutes from downtown Salt Lake City, which makes it possible for people to live in a rural country-like lifestyle without having to give up their job in the city.

"That aspect has been extremely popular with today's young professionals who are looking for somewhere beyond the standard Utah neighborhood," Williamson says.

"I had a home buyer who was ready to buy a home in another area where I was building," says Jason Holt of Wasatch Homes. "He came out to my model home in Rosecrest to meet with me and sign some documents. When he got here, and saw what was available, he decided not to buy where he had originally planned, and instead purchased a home in Rosecrest. People are surprised when they come out and discover the south bench area. I think a lot of people are starting to realize the value of this emerging area and the benefits it has to offer."

The preservation of the natural surroundings has been a key element in Rosecrest's master plan since the beginning.

The community developers have set aside planned open spaces, community parks and an integrated trail system that links the community together.

"The goal has been to incorporate the natal topography of the land into the design of the neighborhood so as to create an atmosphere that is much more natural and fluid," Williamson explains. "We didn't want to just flatten out the topography for the sake of throwing up houses, without taking advantage of what was already here." 

The nine builders currently building in the community were selected by the developers for their designs and interior touches that encourage an active lifestyle among the Rosecrest homeowners.

Some of these touches include decorative niches, rounded corners, vaulted ceilings, gourmet kitchens, recessed lighting and open floor plans.

Also, the builders are constantly updating their array of floor plans in order to stay abreast of the current trends in the market. A few of the model homes, in fact, will be featured in this summer's Parade of Homes.

There are several rambler, two-story and multi-level models that showcase homes in various price ranges. Four new model homes were completed this spring.

The developers of the community have also encouraged the builders to include front and side porches in the design of their homes.

"We feel like the porches add something to the homes that has been lost in recent years, and that's a sense of community," Williamson adds. "You don't see enough people sitting outside in the summer enjoying the view and the weather anymore, we wanted to give people that option." 

The porches blend in well with the rural Herriman atmosphere, and add a touch of charm to the neighborhood.

To get to Rosecrest, follow Bangerter Highway to 13400 South, turn west to 5600 West, then turn south to Rosecrest.
